Ocean City Condos Rental Policies


Unit Descriptions:   We go to great lengths to provide detailed and accurate descriptions of units on their respective web pages.   Please read the narrative on the pages and examine the photographs in the online slide shows a couple of times to assure that you have selected the unit that meets your needs.   If uncertain, please e-mail us your question before making a reservation to avoid any misunderstanding.

Completion of a Reservation: The properties listed on this website are owned by Ocean City Condos but are listed with one of four different Real Estate Companies in Ocean City.   Our web pages contain Reservation Request Forms for requesting a reservation in any of our units.   Completion of this form does not guarantee a reservation.   The information provided on the form must be processed by the Real Estate Company handling the unit before a reservation can be created.   Once the processing is completed, you will be contacted by the Real Estate Company with a confirmation of your reservation.   This procedure is necessary to avoid booking the same unit to two different parties.

Room Tax:   The rates listed on our website are the rates charged for rental only.   Rental agents are required to collect Room Taxes for the State of Maryland and the Town of Ocean City which have a combined rate of 10.5%.

Security Deposit: Rental agents collect a Security Deposit for all of our townhouses and regular condos.   The required deposit for our standard condos restricted to family rentals is $350.   The required deposit for "Group Eligible" condos is $600 or $100 per person, whichever is greater.   The required deposit for our townhouses is $600 or $75 per person, whichever is greater.   Security Deposits are returned in full by the rental company following your departure and an inspection of the unit.

Registration Fees: All of the high rise condo buildings collect a fee at the time of registration which is designated to support building amenities.   Such fees are associated exclusively with these buildings and are not under the control of Ocean City Condos or our Property Managers.   The fee is $25 for units at the Carousel, $30 for units at the Capri, Golden Sands and Century One; and $40 for units at the Sea Watch.   This is a one time fee covering your entire rental party collected by Building Security when you pick up your parking pass.

Realtor Processing Fees: Real Estate firms in Ocean City impose a processing charge on each reservation to cover their processing costs.   At present, the one time processing charge for units at the Carousel, Sea Watch, Capri, Golden Sands, and Century One is $50.   The processing charge for units at Jocelyn Manor and Parrot Isles is $70 for a full week reservation and $35 for a partial week reservation.   Reservations for the Coconut Malorie do not have a processing fee.

Pets:  Pets are not permitted in any of our mid-town and uptown Condo units.   These rules are imposed by the Condo Associations which prohibit anyone but the unit owner from having a pet on the property.   These rules are rigidly enforced by the Association.   As the result, bringing a pet in any of our "no pets" units is grounds for lodging agreement cancellation without refund. (Pet rules are not applicable to working animals such as seeing eye dogs.) Note that pets are permitted at our Parrot Isles Townhouses and Jocelyn Manor Condos near the Boardwalk

Smoking: Smoking is not permitted in any of our rental units - no exceptions.   Some of the units also have smoking prohibitions with respect to the building and grounds as well.   If you are a smoker, you are responsible for observing all of the no smoking rules for both the unit and surrounding property some of which are enforced with severe fines.

Occupancy Limits:   The occupancy limit for each of our units is posted right after the bedding description.   If a unit has a posted maximum occupancy limit of six, this quite simply means that no more than six people may stay overnight in the unit at any time.   If you anticipate having more than the posted maximum number of guests during any nite of your stay, reserve a larger unit.   Exceeding the occupancy limit is a violation of the lodging agreement which will subject the party to potential eviction without refund.

Occupancy Restrictions:   Unrelated groups are permitted to rent our units at Parrot Isles Townhouses, Jocelyn Manor Condos, Coconut Malorie Suites, Princess Royale Suites, Century One, Sea Watch, and Carousle Unit 606.   All other units are restricted to families, an adult couple, or one adult individual.   With all of our units, the person making the reservation must be at the unit for all nights of occupancy unless prior arrangements acceptable to the Management Agent have been made.   Violation of these provision may result in a cancellation of the Lodging Agreement and subject the guest(s) to eviction without refund.   Likewise, if an unrelated group makes a reservation in a unit that is restricted to families and couples, occupancy will not be granted and a refund will not be given.

Cancellation Policy:   If you reserve a room at a hotel, the specific room is not assigned until your arrival.   This allows hotels to make more reservations than they have units allowing for an expected number of cancellations.   When you reserve a condo, townhouse, or suite from us, you are reserving a specific unit which is taken off the market and cannot be rented to others.   If you need to cancel a reservation, we will make every effort to book the unit to another party.   If we are successful in booking the unit at the full price, all fees minus the commission charges of the Realtor will be returned.   If the unit cannot be booked to another party, all deposits, except for the security deposit, will be forfeited.   You may wish to consider the purchase of Trip Cancellation Insurance to protect you from this potential loss.   While we do not offer this type of insurance, the web pages for all our our rental units have links to companies that provide such insurance options.

Sheets and Towels:  Our Suites at the Coconut Malorie and Princess Royale are supplied with sheets, towels, washclothes, and paper products and are provided with daily maid service.   Our Parrot Isles Townhouses and Jocelyn Manor Condo include sheets and towels as well as a daily towel exchange program which allows you to trade in dirty towels for fresh ones.   With all other units, you must either plan on bringing these items with you or rent/purchase them locally.   If you plan on bringing these items with you, please make note of the bedding sizes listed on the Web Page for the unit and on the lodging agreement you will receive from the Rental Agent.   Except for the suites that have daily maid service, we contract with a professional cleaning service to clean each unit prior to each guest's arrival.   All units have a vacuum cleaner, broom, mop and other cleaning supplies for your use during your stay.

Check Out Times:  The check out time for most units is 10 AM.  Since there is a narrow time window to service units between guests, it is extremely important that all belonging are removed from the unit and the key returned to the rental agent by check out time.

Parking:   All of our units offer off street parking in either a lot or garage on the property.   Some units have assigned parking spots and for those you will be directed to park in a specific numbered space.   Most units have open parking allowing you to park anywhere you wish other than in reserved or handicapped spaces.   Guests must read and observe the parking rules of the particular building to avoid having their vehicle towed due to a parking violation.

Check In Time:  The check in time is from 3PM to 5PM at the Rental Office designated in your rental package.   If you plan on arriving after 5PM, you must call the office in advance and arrange for late arrival.   Guests are not authorized to park on the property grounds of any of our units before checkin.   If you elect to do this, you will be parking on the facility lot without an authorized parking pass and risk being towed before your vacation even begins.

Telephones:  All of our condo and towhnouse units are equipped with unlimited local and nationwide VOIP phone service.   Our suites at the Princess Royale and Coconut Malorie have standard land line phones which offer unlimited local service.

Computers:  With the exception of our Coconut Malorie and Princess Royale units, all of our properties have a computer with a high speed Internet connection.  At the Coconut Malorie, a complimentary computer with High Speed Internet service is available in the lobby for guest's to use.

Check Out Actions:  The Rental Agent will provide each guest with instructions on items that must be completed prior to checkout.  For example, all food must be removed from the refrigerator; the dishes must be done; and the trash must be removed.
